Fencing around a home or neighborhood projects a specific look and feel about the property. When a fence is old, broken, rusted, or leaning over, it impacts the overall aesthetic. This was the case at the Cove at Grant Ranch, a Homeowners Association neighborhood in Lakewood, Colorado. Most of the fencing at the Cove HOA was wooden, while just the front portion was ornamental iron. The wooden perimeter fence included 60 stone pillars in various states of disrepair. Phase one of the project included approximately 1,600 linear feet of fence that spanned the majority of the property, minus the front, which was part of phase two. The project was split into two phases due to the permitting and ordinance process with the City of Lakewood. Once phase two was approved, approximately 750 more linear feet were added.
Ordinances, Permits, and Regulations: Oh My!
This project was complex due to its scale, scope, and municipal regulations. The City of Lakewood now has an ordinance that states a decorative pillar must break up an HOA fence every 50 feet. Eleven of the existing 60 stone pillars required removal due to being in poor condition or leaning over. The newly constructed pillars needed to adhere to the updated ordinance, match the old pillars closely, and not stand out as brand new. The HOA was pleased with Integrity Fencing’s work, which matches the existing pillars.
Throughout the process, Integrity Fencing worked closely with the City of Lakewood on the permitting process and accommodating their new rules. In addition, there was close coordination with some of the homeowners in this mostly retirement-focused community. Fifteen homes and common areas on the property were adjacent to the fence. Integrity Fencing spoke with individual homeowners and HOA staff to work through property concerns and the challenge of mature trees.
